Our Process

About Our Process

In fact, creating the patio of your dreams takes only three easy steps!

STEP 1: DREAM IT

The process starts with a little dreaming of both practical ideas and inspired ones. These dreams will ultimately set the scope of the project. You may want to put your ideas on paper and/or walk about the space to visualize the possibilities. For design ideas, check out our photo gallery.

STEP 2: PLAN IT

During the initial consultation, Charles will answer any of your questions about the project. He will also make any necessary site evaluations and discuss aesthetics, maintenance, and budgetary considerations. Using your input, Charles will work to design the structure and choose the materials that will work best with your style and budget. From there you will receive a line-by-line quote of the detailed work proposal. Sometimes a second consultation is scheduled to fine-tune details.

We will provide a full-sized detailed drawing using AutoCAD (Computer Aided Design) after the contract is signed and the initial deposit is paid. $1000 outside Houston City Limits; $2500 inside Houston City Limits. This deposit pays for plans, permits, and HOA fees.

STEP 3: BUILT IT

Our goal is to satisfy our clients from start to finish. Once all permits are approved, work on your project will begin. Your first payment installment is due after we start the building process. Builders for every project include owner Charles Teer and craftsman who are invested in their skills and dedicated to providing personal attention. An open line of communication is very important to us; we are available throughout the process to discuss the process and project specifics.

Custom deck (20×15) and covered pergola with accent lighting and fan.

Key items were supplied by us, toilet, sink, faucet pieces, fixtures, windows, doors & so on, because we wanted specific things. I suggest doing that after several contracts with different folks – but I’m really detail-oriented. You better get your stuff ready because they hit the ground running. The columns are sunk over 3 ft. deep & tarred. It’s stronger built than the plans but the finished product looked like the picture on the plans. Disappointments about the actual space & challenges that come up when faced with reality turned out like they never happened. Remodeling is an adventurous ordeal you know.
Charles is honest about what he feels comfortable doing so what he does rocks. He can outsource what he doesn’t do with his own crew but he didn’t need to in my case. Gone without a trace, no garbage – OK sawdust on the grass is all I can come up with.

What a relief for something to turn out the way I wanted. If you’re looking for the best price, settle for a fair price. In this case it really paid off & is the best contract I’ve done in 20 years living in 1 house.
